BIM and its benefits for building owners

Every building owner knows the challenge of (complex) construction projects: many fragmented planning steps and numerous project participants make it difficult to maintain an overview. At the latest when repeated change requests occur, these are associated with high costs with traditional planning methods. Even if BIM Building Information Modelling initially appears to be the more complex (planning) solution, on a second glance it is the better alternative.

Building Information Modelling (BIM) digitally maps the entire life cycle of a building with professional software support. All relevant information about the building is stored in a central database (CDE-common data environment) and in a model-based manner. This means that all project participants, including the building owner, have a uniform overview of the entire construction process.

Building owners can benefit from BIM in many ways. With the three-dimensional BIM model, it enables, among other things, an exact idea of what the building will look like. Even before the structure is actually built, a large number of authority-relevant checks take place on an alphanumeric and geometric basis. This entails the fact that building owners have to be very specific when designing the building, and much of the planning and decision-making is brought forward to this stage of the project. However, changes can be made here cost-effectively and, above all, very quickly in terms of planning.

In the ongoing course of planning, another advantage is the possibility to better manage costs and schedules and to handle projects as in-time and in-budget as possible. The BIM authoring software makes it much easier to work in an object- and process-oriented manner, as all objects, component lists, views and information are linked to each other on a model basis. This high data density provides a sound basis for decision-making, regardless of which changes are made and at the "push of a button".

In the further building administration or facility management, BIM helps to reduce the building's operating costs even in the early planning phases, and later conversions and amendments are also easier to implement because all components are precisely mapped in their final version in the BIM model (digital twins). This additionally increases the value of the building.
